Homeowner FAQ's

Q: How can I fix the caulking in certain areas of my house that is starting to come loose or separate?

A: With new construction, you may see the caulking separate or come loose as your home settles. The looseness or separation may occur along your stairs, countertops, and/or around your showers and bathtubs. We will repair the caulking separations at your warranty service. Please consult your homeowner's manual for details.

Tip: It is very important that you maintain caulking of these areas, especially along the flooring around showers and tubs. If you do not maintain these areas, water will get underneath the flooring causing it to loose its adhesion.

Q: I have started to notice nail heads popping through the drywall or cracks in my drywall. Is this normal?

A: Yes, this is a normal condition with new homes because your house begins to settle after experiencing different seasons. Therefore, during your warranty service appointment we will have a drywall contractor repair any flaws in your drywall. Please consult your homeowner's manual for details.

Tip: It will be in your best interest to hold off painting your new home until after this service has been completed for you.

Q: Is there something wrong with my air conditioning unit because it is not working as well as it was when I first moved in?

A: To ensure your system stays working efficiently, it is a good idea to change your furnace filter once a month.

Tip: On most PCS Homes HVAC systems there are dampers located near the furnace filter. You can maximize the air flow to occupied parts of your home by adjusting the dampers. For example, in the winter when heat rises, you can close the dampers on the top floor providing more air flow to the bottom floors. During the summer you would simply reverse this process.

Q: Is there anything I can do throughout the seasons to care for my home?

A: Yes, there are several ways you can care for your home throughout the seasons:

Tips:

Spring:

  • Change furnace filter (monthly)
  • Apply pest control
  • Test Smoke and Carbon Monoxide Detectors
  • Clean your gutter system (PDF)
  • Inspect air conditioning system
  • Check interior (backsplash, shower, tub) and exterior (openings, trim) caulking and re-caulk as needed
  • Check weather stripping on all doors
  • Seed and fertilize lawn
  • Test sump pump (if applicable)

Summer:

  • Change furnace filter (monthly)
  • Test Smoke and Carbon Monoxide Detectors
  • Deep water shrubs and trees
  • Test GFCI receptacles

Fall:

Winter:

  • Change furnace filter (monthly)
  • Test Smoke and Carbon Monoxide Detectors
  • Check for ice dams (PDF)
  • Inspect dryer vent for lint and debris. Rinse vent with soapy water.
  • Test GFCI receptacles
